The House
The property is a detached maison de maître constructed in the late 1800s.
We bought the house in 2017 and have since completely renovated it. There
is approximately 230m2 of living space. It is located on a one-way road, with
no overlooking neighbours. The adjacent church is not in service so bells
chime very rarely.
The total area of the property is just over 1000m2. To the front, there is off-
street parking and a small enclosed garden with a well. To the rear, there is a
further 140m2 of enclosed garden which is west-facing and therefore ideal for
the evening sun. In addition, there is 360m2 of land which is not attached but
accessible directly from the rear garden and is ideal for poultry or an
allotment.
There are several outbuildings, also with new roofs currently used as
workshops and a wood store totalling approximately 100m2 not including
additional mezzanine storage. Beneath the house is a vaulted cellar.
The new roof has been insulated with both 24 layer multifoil and fibreglass
insulation. The walls are also fully insulated with both 24 layer multifoil and

New hardwood double glazed windows have been installed. The house is connected to mains drainage and fibre-optic internet (150mb download).
The entire central heating system including copper pipework and traditional
cast-iron style radiators has been newly fitted and is powered by a 30kW
woodstove with back boiler. It’s highly efficient, inexpensive to run and
comfortably heats the whole house. Hot water is provided by an electric
ballon.
On the ground floor is a spacious corridor beautifully laid to tile leading to the
living room 28m2 with exposed beams and large kitchen with original coving
28m2.
The kitchen is made by exclusive German designer Poggenpohl and is fitted
with a bespoke glass worktop and top of the range appliances including
Lacanche dual fuel range cooker, integrated Gaggenau coffee machine,
Gaggenau wok burner, Gaggenau induction hobs, Gaggenau deep-fat fryer,
Gaggenau island extractor hood, Miele microwave oven, Siemens integrated
dishwasher and Smeg fridge / freezer.
Through the kitchen there is a large utility room with plentiful storage in the
form of very practical drawers, washing machine, tumble dryer and chest
freezer. Off the utility room, there is a boot room which has an alternative
